Water is coming from the tank itself rather than a fitting — tanks cannot be patched.
The relief valve is discharging steadily, or the tank is hissing or rumbling.
You smell gas. Leave the house and call the gas utility from outside.
Why speed matters with a leaking water heater
A tank that has started to weep is usually corroding from the inside, and the failure mode is not a bigger drip — it is the tank letting go and releasing its entire volume, typically 40 to 80 gallons, at once.
When you call, we connect you with a local specialist who will isolate the heater and extract and dry what the leak reached. Whether the tank itself has gone or it is a fitting decides repair against replacement — that is plumbing work, and separate from the water already down.
Call now, or can it wait?
It can usually wait for a scheduled visit if
A slow drip from a fitting or the drain valve, with the tank itself dry.
What the water heater leak job actually involves
So you know what you are agreeing to, and can tell a thorough quote from a cheap one.
Isolate the tank — cold supply valve closed, gas off at the control valve or power off at the breaker.
Establish whether the leak is the tank or a fitting. A fitting is a repair; a tank leaking from the shell is not repairable.
Drain the tank in a controlled way if it is coming out.
Replace or repair, and check the pressure relief valve and expansion tank while the system is open.
Extract standing water and dry what it reached — tank water spreads across a floor quickly and gets under adjacent finishes.
What makes it worse
Relighting or re-energizing a gas heater while standing in water.
Assuming a small drip will stay a small drip. A weeping tank is corroding from the inside, and the end state is the shell letting go.
Draining a suspect tank without assessing it first — a corroded shell can fail under the handling.
Storing boxes and belongings against the tank, which is how a slow leak stays hidden for months.
Replacing the tank without checking the pressure relief valve or the expansion tank, when one of those may be why it failed early.
What the standards and official guidance say
How old is too old?
ENERGY STAR's advice is that if your water heater is more than 10 years old, it is time to consider replacing it before a leak makes the decision for you. The age is on the tank's label: either a manufacture date, or a serial number that encodes it.
The usual split: the water damage caused by a sudden discharge is generally covered, while the failed water heater itself generally is not. A leak that has been developing slowly is often excluded as gradual damage, which is a practical reason not to leave a small drip.
General guidance, not advice on your policy — coverage varies by insurer and endorsement, and
the wording is what decides it. Read yours, or ask your agent, before you need to.
Signs you need water heater leak help now
Water pooling around the base of the tank
Rust-colored staining on the tank or the floor beneath it
Rumbling or popping while the burner runs
Hot water running out faster than it used to
A tank older than about ten years showing any moisture at all
What to do before help arrives
Worth doing whether or not you call us.
Shut the cold water supply valve at the top of the tank.
Turn the heater off — gas at the control valve, electric at the breaker.
Do not drain a tank you suspect has failed structurally; get it looked at first.
Move anything stored nearby; tank water is hot and rusty.
Note the age from the serial label — past about ten years, replacement is usually the honest answer.
How to keep it from happening again
Know how to shut off the water and the power or gas to the heater.
Stand it in a drain pan wherever a leak could reach finished space.
Flush sediment on the manufacturer's schedule.
Test the relief valve as the manual directs.
Check its age on the label and plan replacement instead of waiting for the leak.
Water Heater Leak: common questions
How do I shut off a leaking water heater?
Close the cold-water supply valve on the pipe going into the top of the tank. For a gas heater, turn the gas control to off; for an electric one, switch off its breaker. If you smell gas, leave the house and call the gas utility from outside instead.
Can I drain the tank myself?
You can, with a hose on the drain valve at the bottom, but the water can be scalding, and an old valve may not close again once opened. If the tank itself is leaking, draining it only stops more water reaching the floor; the heater still needs replacing.
My water heater is leaking from the bottom. What does that mean?
Check two things first: the drain valve near the base, which can drip and can be tightened or capped, and the relief valve's discharge pipe, which ends near the floor. If the water is coming from under the tank itself, the tank has corroded through. That cannot be repaired, and a small leak can become a full release. Shut off the water to it, and the power or gas.
Water is leaking from the top of the water heater. Is that serious?
Usually less serious than a leak at the bottom. The cold inlet and hot outlet connections on top can loosen or corrode, and so can the relief valve fitting, and those can be repaired. Shut the cold supply valve and dry the top to see where water reappears. Left alone, the water runs down inside the jacket and rusts the tank.
The water heater flooded the floor. Who do I call?
A plumber replaces the heater. The water in the floor, the walls and anything below is a drying job for a water damage specialist. A household tank typically holds 40 to 80 gallons, and the supply keeps refilling it until the valve is shut, so the amount is often more than it looks. On a finished floor or above a ceiling, get the drying started the same day.
